Patna flat vastu has become one of the most common questions for families moving from ancestral homes into apartments. A large share of new housing in Patna is now multi-storey — on Boring Road, in Kankarbagh, along Bailey Road, in Danapur, Rajendra Nagar, Patliputra Colony and around Saguna More. A flat gives you far less control than an independent house: you cannot choose the plot, move the staircase or shift the shared water tank. This guide covers what you can still control — choosing the right apartment, planning a 2BHK or 3BHK room by room, handling Patna's monsoon conditions in vastu terms, and correcting defects without demolition.
Quick answer: For a Patna flat, prefer a regular rectangular or square layout, a main door in an auspicious pada of the north or east, a kitchen in the southeast or northwest, the master bedroom in the southwest, and no toilet in the northeast. If the flat falls short, furniture placement, colours and simple vastu remedies cover a large part of the correction.
For general home principles — the Vastu Purusha Mandala, the five elements and a full room-by-room list — read our main guide on vastu tips for Bihar homes. This post focuses only on apartments in Patna.
| Area of the flat | Preferred zone | Acceptable | Avoid |
|---|---|---|---|
| Main door | North, east, northeast padas | Auspicious padas of west or south | Southwest, the inauspicious padas of south |
| Kitchen | Southeast | Northwest | Northeast, directly opposite the main door |
| Master bedroom | Southwest | South, west | Northeast, southeast |
| Children's room or study | West, northwest | East | Southwest for young children |
| Puja corner | Northeast | East, north | Under a staircase, attached to a toilet wall |
| Toilets | Northwest, west | South, if no better option | Northeast, centre of the flat |
| Balcony | North, east | West | Large balcony only in the southwest |
| Heavy storage, wardrobes | Southwest, south, west walls | — | Northeast |
The facing of a flat is the direction you face when you step out of the main door. Classical vastu divides each direction into padas, and the exact position of the door within that direction matters as much as the direction itself. East and north facing flats are traditionally favoured, but buyers in Patna often have to choose among what a project offers. Do not reject a flat only because it faces south or west — check where the door falls within that side and how the rest of the plan works.
Square and rectangular flats are best. Common problems in Patna apartments are:
Vastu has no single ideal floor. What it asks for is light, air and dryness. Ground floor flats in Patna may face damp walls and water entry during heavy rain; top floors face summer heat and roof seepage. Middle floors often balance both. Make the choice on practical grounds, then correct the interior.
Look at what lies to the north and east of the building. Open land, a road or a park on these sides is preferred. A tall structure, a large water tank or heavy construction immediately to the northeast is less favourable. A transformer or a busy commercial block very close to the main door is also something to note.
Patna is a long city stretched along the southern bank of the Ganga, which flows to its north. In vastu, the north is ruled by Kubera and governs wealth and opportunity, and the northeast belongs to water and the divine. A city with its great river to the north is, in vastu language, naturally aligned with northern openness.
For an individual flat, this translates into a simple preference: wherever possible, keep the north and northeast of your flat open, light and uncluttered — large windows, a balcony or light furniture on that side. A north-facing balcony with a view towards the river side of the city is considered pleasant both practically and in vastu terms. This does not make any one locality better than another; it is about how the flat itself is arranged.
Patna has seen severe waterlogging during heavy monsoon rains, most notably in 2019. Vastu has always treated water flow seriously. The classical rule is that the southwest should be the highest and heaviest part of a plot, and water should drain towards the north or east.
In a flat, apply this as:
These points are as much about health and structure as about vastu. For structural damp and drainage, rely on a civil engineer.
A typical Patna 2BHK has a living room, kitchen, two bedrooms and two toilets.
A 3BHK adds a third bedroom and often a separate dining space.
Most vastu defects in a flat can be eased without breaking walls:
A flat is also a property decision, and families in Patna often check the kundli before booking. The 4th house and its lord, Mars as the karaka of land, the 11th house of gains and the running dasha show whether the period supports buying. Our guide on property and bhumi yoga explains these combinations, and the Griha Pravesh muhurat guide covers moving in on an auspicious day. Property purchase also needs a lawyer's title check and sound financial advice — astrology complements, not replaces, these.
Bring the floor plan with north marked, photographs of each room, the floor number and facing, and the birth details — date, exact time and place of birth — of the head of the family and the other earning members. Astrologer Praveen Kumar reads the flat plan together with the family's charts, so remedies fit both the space and the people living in it. East and north facing flats are traditionally preferred because they receive morning light and keep the northeast open. That said, a west or south facing flat is not automatically bad. What matters more is the position of the main door within its direction, the kitchen, the toilets and the master bedroom. A well-planned south facing flat is better than a badly planned east facing one.
Vastu does not fix one ideal floor. In practice, Patna buyers weigh ground floor damp and monsoon water against top floor heat and roof leakage. Vastu prefers a home that is dry, airy and receives sunlight. Choose the floor that best meets these needs and then correct the internal layout through placement of rooms and furniture.
Keep the toilet door closed at all times, keep it spotless and dry, fix an exhaust fan, use light colours and place a bowl of sea salt that is changed weekly. Avoid storing anything in that toilet. Strengthen the rest of the northeast zone with light, a water pot or plants. These are traditional corrections, not structural fixes.
Yes, mainly through movable items. Sleeping direction, bed position, the puja shelf, the study table, the cash locker and colours can all be set as per vastu in a rented flat. These changes cost little, need no landlord permission and can be carried to your next home.
Many families do. The 4th house, its lord, Mars as the karaka of land and the running dasha show whether the period supports buying property. A good time for purchase and a sound Griha Pravesh muhurat together give a strong start. Property purchase is also a financial and legal decision, so consult a lawyer and financial adviser as well.
